Abstract

The article examines the current state and economic structure of the real estate market of the Republic of Uzbekistan using structural, comparative and time-series analysis. Residential and non-residential segments, primary and secondary markets, as well as regional differences in demand and supply are considered. Based on published data of the Central Bank and the National Statistics Committee, the dynamics of transactions, prices and the commissioning of individual housing are compared. It is shown that the growth in the number of transactions in 2025 was accompanied by a decline in average housing prices in the national currency, which requires a separate assessment of market activity and price conditions. The number of transactions increased by 15%, average prices in soums fell by 4.8%, and the share of mortgagefinanced transactions reached 24%. The role of mortgage financing and the limitations of existing statistics for assessing market structure are identified. Economic directions for improving information transparency and the quality of regional market analysis are proposed.
